What It Is

LEED AP Building Design + Construction (BD+C) is issued by the Green Building Certification Institute (GBCI), a sister organization of USGBC. It certifies expertise in applying LEED BD+C rating system requirements to new commercial construction and major renovation projects.

Credential holders demonstrate knowledge of sustainable site development, water efficiency, energy optimization, materials selection, and indoor environmental quality for new buildings. The BD+C rating system is used for most new commercial offices, schools, healthcare facilities, retail, data centers, and warehouses pursuing LEED certification.

LEED project incentive: LEED BD+C projects earn a bonus credit (MR Credit: LEED AP) when at least one principal participant holds a LEED AP BD+C credential. This built-in incentive means developers actively seek LEED AP BD+C professionals for their project teams.

Why It Matters for Commercial Energy

LEED-certified building projects formally require at least one LEED AP on the project team in order to earn the LEED project certification bonus point. Many institutional developers — universities, hospitals, government agencies — and corporate real estate teams specify LEED AP BD+C as a required qualification in RFPs for architecture, engineering, and commissioning services.

For commercial construction projects targeting LEED Gold or Platinum certification, the LEED AP BD+C credential holder typically coordinates the entire documentation and credit submission process. This coordination role is billable, ongoing throughout design and construction, and creates recurring project income for AP-credentialed professionals.

The credential has become table stakes for commercial sustainability consultants who work on new construction. Beyond LEED compliance, the BD+C knowledge base directly translates to designing more energy-efficient buildings — supporting lower utility costs, higher asset values, and ESG reporting goals.

Commercial signal: LEED AP BD+C tells institutional clients, developers, and architects that the professional can manage the LEED certification process from design through construction occupancy — handling documentation, coordinating with the project team, and submitting credits to GBCI.

Renewal & Maintenance

LEED AP BD+C follows a 2-year renewal cycle. Credential holders must earn 30 continuing education (CE) hours per cycle, with at least 6 hours specifically related to BD+C topics. GBCI accepts CE hours from AIA (American Institute of Architects), ASHRAE, AEE, USGBC education programs, and a wide range of approved providers.

GBCI provides an online CE tracking portal. Renewal fees apply at the end of each 2-year cycle. Credential holders who let their credential lapse can reinstate by completing the required CE hours plus a reinstatement fee, or by retaking the exam.
